Tips For Successfully Negotiating As a Buyer.

 Successful negotiation is defined as reaching an agreement that satisfies the needs of all parties involved and in which all parties are satisfied.

•1.       Look at the transaction from the seller's point of view. In negotiating a real estate transaction it is very important to step into the property owner's shoes and look at the transaction from their side. This will help you to get the upper hand. Know their pressure points, and hot buttons.  Knowledge is power in a real estate transaction. Know why they are selling, how long the property has been listed, if they are facing foreclosure, or owe back taxes, are they moving out of state, have they already purchased a new home. Any information obtained will benefit and strengthen your position in negotiating.

•2.       Don't place all your chips on the table. Play it close to the vest, don't divulge too much about yourself to the owners. Like you they are gathering information to use in negotiating. Do not give the property owner leverage to use against you.

•3.       Always have options. It is a good idea to have other options if the negotiation on a particular property passes the point of no return. Find 2 to 3 properties that meet your needs. This will make it easier to walk away. To have the upper hand in negotiation you have to be able to set a point of no return, conditions under which you walk away. Let the seller know theirs is not the only property you are considering.

-The best advice is to hire a professional to handle your real estate transaction. Negotiation can be tricky,  a professional REALTOR® has the knowledge and experience to skillfully guide you through your entire buying experience. When Times Are Tough The Tough Begin Thinking Outside The Box! What I Have Done To Generate Business In Slower Economic Times!

 

As a member of ActiveRainfor the past two years I have followed the trials and tribulations of my fellow REALTORS®/real estate agents, as we all struggle and adapt to a very different economic climate. I have listened to the advice of my industry eldersthat toughed out much harder times in the 80's, as well as new comer's that haven't known a better real estate market. In all of this I have learned to adapt, and in doing so had my best sales year ever in 2009.

I have and always will have the heart of a teacher and as such believe that you are blessed when you bless others. My granny used to say ' Cindy, you lift yourself higher by lifting someone else!' and I believe this to my core. So what I am about to tell you will make my Granny proud. In 2009 there were 4 things that I started doing that directly benefited my real estate business and made 2009 my best year yet.

1. I started blogging on ActiveRain consistently and regularly. I know you have probably read this before. Others have said it. YOU NEED TO LISTEN UP. I can attribute 1/4 of my total business in 2009 to ActiveRain and techniques I learned about social networking on ActiveRain.

 2. I visited every Estate, Divorce and Bankruptcy Attorney in my area. I stopped by their office and dropped business cards to let the know that I preformed Comparative Market Analysis to assist in establishing Market Value on real estate. This is a service I have always offered to the community as a means to fight rising property taxes. I bill $250 for this service but discounted it by $50 for the Attorney. This is a valuable service I can provide to their clients and has gained me several listings.

3. I capitalized on the time I Spent in the office on mandatory Phone Duty. I've always had a bad attitude about phone duty. I would much rather be out looking for my next client than waiting for some one that may or may not call. In 2009 I changed my attitude about the time I spent in the office on phone duty. First I set a goal to capitalize on each call. Phone duty is mandatory in our small office, so I was there anyways might as well try. I started asking people calling in open ended questions. I made a decision that for every piece of information I gave them I would ask them a question in return. It went something like this: I am Cindy, to whom am I speaking?--------Great the home your are calling on is a 3 bedroom/2 bath was that the number of bedrooms and bathrooms you are looking for?----This home is $$$$$ is this what you were looking to spend?-----ETC. I always ended the call by trying to set a appointment to visit in my office and getting the potential clients contact information by offing to send valuable information their way. This new attitude accounted for a large percentage of my business in 2009.

4. Probably by now you have figured out the fourth thing I did to generate more business in 2009. This was probably the hardest to overcome while it may seem so simple to anyone reading this post. I HAD AN ATTITUDE TRANSPLANT.I started looking at all the positive ways I could be of service in places I had never thought to look before. I got smart and realized the value I have to offer to those that are suffering far worse than I am in these tougher economic times, and my real estate business here in Floresville, Texas has grown as a result.

I hope this post helps some of you grow as well. I would love for you to share the ways that you have changed to adapt to these very different economic times.

Proposed Boundry Lines For Floresville North K-5 Campuses-Floresville, TX 78114

The map above shows the proposed boundry lines for the Floresville North and South campuses that opens in August 2010.

According to the proposal students will be required to attend the school within the boundry where their home is located. No transfers will be granted at this time.

Trustees will meet to approve the boundry lines  on Tuesday, February 16th. There will be two parent meetings held prior to this vote on: Monday, February 1st at 7:00pm at the Floresville Elementary Cafeteria; and Monday, February 8th at 7:00pm at the Floresville Elementary Cafeteria.

Questions regarding any concerns should be directed to the district administrator using the this form and returned to your students teacher.

My 5 Year Old Is On Cloud Nine! The Saints Are Going To The 'SoupBowl'!

Those of you who read my BLOG regularly know by now that I am a New Orleans SAINTS fan through and through, and as such have endured years of heartbreak and disappointment. But no more, My Saints are in the Superbowl for the first time in franchise history.

My house is a house divided, my husband and older daughters are Dallas Cowboy's fans so they couldn't care less that the Saints made it to the Big Game. But my 5 year old daughter is a Saints fan to her core. She watches every game with me and even has a touchdown dance. Last nights NFC championship game ran late and her bedtime is 8pm, so she was unable to watch the Saints win. When I woke her up this morning the first words she spoke were asking if her Saints had beat the purple team(Vikings). I told her they had, and she told me she had dreamed that they would. Then she got up and while I was helping her get ready for school she danced around singing her new favorite made up song 'The Saints are going to the SoupBowl, The Saints are going to the SoupBowl, yea, yea!' I laughed so hard that our beagle was barking at me, thinking I lost my mind. It's moment like these that make being a mommy so special.
